from $495.00 per month, we offer something for

Rental Policies |
- Deposits and Fees
- The application fee of $50.00 covers two adults. All residents over the age of 18 must complete an application. A good faith deposit of $100.00 is collected at the time of application. This deposit is refundable in the event an application is declined. When an application is approved, the good faith funds are applied to the security deposit. Once an application has been approved, tenants have three days to execute the lease and deliver the balance of the security deposit. Our firm's standard security deposit is equal to one month's rent. Additionally a $25.00 refundable key deposit is required.
- Expenses
- Lawn maintenance, utilities, and pest control are the responsibility of the tenant.
- Lease Term
- Our firm's standard lease term is twelve months. However, several of the owners we represent also offer the flexibility of a seven month short term lease.
- Pets
- Many of the owners we represent allow pets on their properties with the payment of a nonrefundable pet fee. Requests are assessed on a case by case basis. Due to insurance regulations, certain breeds of dogs cannot be considered including Chows, Dobermans, German Shepherds, Pit Bulls (Staffordshire Terriers) and Rottweilers.
- Rent
- Rent is due on the first of each month and late on the second. There is a late fee for all rents received after midnight on the first. Regardless of the date of possession of property, a full month's rent is due at the start of the lease. The second month will be prorated as necessary. Termination of tenancy shall occur at the end of a calendar month.
